How to Use the SDA Finder to Search for Vacancies
The SDA Finder is a free search tool on the NDIS website that lists SDA homes and advertised vacancies. You can search by suburb or postcode and filter by vacancy status, state, building type, design category, price per room and dwelling features. It doesn't list every vacancy, and the NDIA doesn't endorse the providers on it.
What Can You Search By?
Location first, then a set of filters down the side of the results.
| Filter | Tip |
|---|---|
| Suburb or postcode | Start with the location in the plan, then widen it |
| Vacancy status | Show only homes with a vacancy, or all enrolled homes so you can ask about future openings |
| State or territory | Useful if you're open to moving |
| Building type | Match the plan: apartment, villa, duplex or townhouse, house or group home |
| SDA design category | Match the plan, or choose a lower value category |
| Maximum price per room | Filters on the SDA price listed for the home |
| Dwelling features | Narrow down by the features the person needs |
Each listing shows the provider, the suburb, the building type, the number of residents, the design category and how many vacancies there are. You can view homes on a map, and download the list as a PDF or CSV.
What Doesn't the SDA Finder Tell You?
Whether the home suits the person, and every vacancy that exists.
- Not all SDA vacancies are advertised on the Finder. Listing is optional for providers.
- Map locations are approximate.
- It doesn't show who the other residents are, or which support providers work in the home.
- The NDIA doesn't endorse the providers listed, and says to seek independent advice and evaluate offers carefully.
Looking for an SDA Home?
We'll connect you with a registered SDA provider who may have a home that suits.
What Should You Do When You Find a Home?
Contact the provider, tell them the plan details, and visit before you commit.
- Contact the provider through the details in the listing.
- Tell them the design category, building type and location in the plan.
- Ask to visit, and to meet or hear about the other residents.
- Check the home meets the person's needs before agreeing to a service agreement.
Our questions to ask an SDA provider guide is a good list to take with you. If the Finder doesn't turn up anything that fits, talk to your planner or support coordinator, or tell us what you need and we'll pass it to a registered provider.
Questions People Ask
Is the SDA Finder free?
Yes. It's a public page on the NDIS website, and you don't need to log in to search it.
Why can't I find a vacancy on the SDA Finder?
Not every vacancy is listed. Ask your support coordinator, contact providers in the area directly, or try a wider area or a lower value design category.
Can providers list vacancies on the SDA Finder?
Yes. Providers tell the NDIA about vacancies through an online form, and get the option to list the vacancy on the Finder. The details have to match the home's enrolment.
