What Is SDA Accommodation?

Specialist disability accommodation (SDA) is housing funded by the NDIS for people with extreme functional impairment or very high support needs. It's built with features like wide doorways, ceiling hoist provision or very durable materials. SDA pays for the home, not the support. Residents pay a capped rent contribution and their own bills.

The NDIA decides who's eligible for SDA, and writes a design category, building type and location into the plan. The home has to be owned or managed by a registered SDA provider and enrolled with the NDIA.

Support in the home is separate. Many residents also have supported independent living (SIL), and you can choose a different provider for that.

How it works

Three Steps to Talking With a Provider

  1. Tell Us What's in the Plan

Who the home is for, the SDA design category and building type, where they'd like to live and when. About two minutes.

  2. We Find a Provider With a Home

We pass your details to one registered SDA provider who may have a suitable home or vacancy coming up.

  3. They Get in Touch

The provider contacts you to talk about the home, the other residents, the rent and when you could move.

Your details only go to the provider we match you with. If they can't help, we'll find someone who can. More about how it works

Homes Built Around the Person

SDA homes are built with features that make other supports easier and safer. Which ones depend on the design category in the plan.

  • A woman in a wheelchair at the step-free front door of her home

    Step-Free Entry

Level access and wide doorways, so getting in and out doesn't depend on someone else.

  • A woman in a wheelchair adjusting the shower head in an accessible bathroom

    Bathrooms That Work Seated

Space to turn, a shower you can reach, and a basin you can use sitting or standing.

  • A woman in a wheelchair working at a lowered kitchen bench

    A Kitchen You Can Use

Benches and appliances within reach, where the design category calls for it.

A Home, Not a Facility

SDA can be a house, villa, duplex, townhouse or apartment. Whichever it is, it's your home.

  • A woman in a wheelchair chopping vegetables at her kitchen table

    Your Own Routines

Cooking, coming and going, and having people over, the way you like it.

  • A woman in a wheelchair watering the plants in her garden

    Your Own Space

SDA is often shared with a few housemates, with your own bedroom. Some people live alone.

  • A young man in a wheelchair waving on a beach boardwalk at sunset, a friend beside him

Close to the People Who Matter

The NDIA looks at family, friends, community and culture when it decides where SDA should be.

For Participants and Families

SDA just added to the plan, leaving hospital, or the current home isn't working? Tell us once and we'll pass it to a registered SDA provider, instead of you ringing around.

For Support Coordinators

Send the design category, building type and location, and whether SIL is needed. We pass it to a registered SDA provider and let you know who's picking it up.

How We Choose Providers

We only pass your details to providers who meet all of these.

  • Registered with the NDIS Quality and Safeguards Commission
  • Homes enrolled with the NDIA as SDA
  • A home or vacancy that may suit, now or coming up
  • Agree to contact you quickly, and we check that they did

How SDA Is Funded

SDA sits in the capital supports budget of an NDIS plan. The NDIS pays the SDA provider for the home, up to the amount in the plan. The resident pays a reasonable rent contribution, capped at 25% of the Disability Support Pension, 25% of the Pension Supplement and any Commonwealth Rent Assistance.

Questions People Ask

Does it cost anything to use this service?

No. It's free for you. Providers pay us when we introduce them to someone, which is how we keep it free. It doesn't change the rent you pay, which is capped by the NDIS.

Are you the NDIS, or an SDA provider?

Neither. sdaaccommodation.com.au is an independent service that connects people with registered SDA providers. We're not part of the NDIA or the NDIS Quality and Safeguards Commission, and we don't own or manage homes.

Do I need SDA in my NDIS plan first?

It helps, because providers can generally only offer a home that matches the design category, building type and location in the plan. If you're still applying, get in touch anyway and tell us where things are at.

Do you list SDA vacancies?

No. We pass what you need to registered providers, one at a time, so they can tell you about homes and vacancies that may suit. The NDIA's SDA Finder lists some vacancies too.

What if the provider doesn't have anything suitable?

We pass your details to another registered provider, one at a time, up to three in total. Your details never go out to a group of providers at once.

I'm a support coordinator. Can I refer someone?

Yes. Use the referral form, or choose coordinator in the questions above. Please make sure the participant or their nominee has agreed to the referral first.
