Questions and Answers

sdaaccommodation.com.au is a free, independent service that connects people on the NDIS with registered SDA providers. Here are the questions people ask most, about SDA itself and about how we work. Our guides go into each topic in more depth.

About SDA

What is SDA?

Specialist disability accommodation: NDIS-funded housing for people with extreme functional impairment or very high support needs, built with features that make other supports easier and safer. It pays for the home, not the support workers.

Who decides if someone gets SDA?

The NDIA, based on evidence such as occupational therapy and housing reports. It writes the design category, building type and location into the plan.

What do SDA residents pay?

A reasonable rent contribution to the SDA provider, capped at 25% of the Disability Support Pension, 25% of the Pension Supplement and any Commonwealth Rent Assistance, plus day-to-day costs like electricity.

What's the difference between SDA and SIL?

SDA is the home. SIL (supported independent living) is funding for support workers in the home. Many people have both, often from different providers.

Using This Service

What does this service do?

We connect NDIS participants, families and support coordinators with registered SDA providers who may have a suitable home. You answer a few questions, we pass your details to one suitable provider, and they contact you.

Does it cost anything?

No. It's free for you. Providers pay us for introductions, which is how we keep it free. It doesn't change the rent you pay, which is capped by the NDIS.

Are you part of the NDIS?

No. We're an independent service. We're not part of the National Disability Insurance Agency (NDIA) or the NDIS Quality and Safeguards Commission, and we don't own or manage homes.

How soon will someone contact me?

It depends on the provider. We only pass your details to providers who may have a suitable home now or coming up, and we follow up to check you were contacted. If you haven't heard back, email us and we'll chase it.

Do you cover my area?

We take enquiries from every state and territory. Put the postcode where the person would like to live in the form.

Can I use this if SDA isn't in the plan yet?

Yes, tell us where things are at. Providers can generally only offer a home that matches what's in the plan, so we'll also point you to how to get SDA funding.

Your Details

Who sees my details?

Only the registered SDA or SIL provider we match you with. If they can't help, we pass your details to another registered provider, one at a time, up to 3 in total. Nobody else gets them for their own marketing.

Can I change my mind?

Yes. Email hello@sdaaccommodation.com.au and we'll stop passing your details on and let any provider we've introduced you to know.

Why do you ask about disability and support needs?

So the provider can tell straight away whether a home could suit, and you don't have to explain everything twice. We ask for your consent first because this is sensitive information.

For Support Coordinators and Providers

Can I refer a participant?

Yes. Use the referral form. Please check the participant, or their nominee, agrees to the referral first. We'll let you know who's picking it up.

I'm an SDA or SIL provider. Can I join?

If you're registered with the NDIS Commission and have SDA homes or vacancies to fill, register your interest on the providers page and we'll be in touch.
